Phase One

It all starts with a phone call
Book your complimentary discovery call by clicking here. During this 15 minute chat, we will briefly get to know each other to ensure that the project is a perfect fit.

Phase Two

It Home Consultation
All of our design services start with an initial in-home consultation of up to 120 minutes. We will meet with you in your home or on the job site. During this time, we will review our design services and processes at length. We will tour your entire home and talk about your design goals and objectives. We provide you with design advice and recommendations and guide the direction for your project. This in-home consultation costs $250 and will need to be paid in advance.

Within 2-3 business days of our consultation we will submit a detailed scope of work with line items and ideas discussed in our initial consultation, as well a total design fee to move forward with Phase 3.

Phase Three

Project Kickoff & Trade Day
Once the Design Proposal is approved and invoice is paid we will schedule your project kickoff meeting! At our project kickoff meeting we will dive deeper into your aesthetic preferences and functionality needs for your space(s). We will also obtain measurements and before photographs.

If a tradesperson is required to complete your project we will meet with them in your home as well during this time.

Phase Four

Design Concept & Design Plan Review
Within 4 weeks of our project kickoff meeting you will receive your personalized design concept, which is the beginning phase of your custom and full design plan. Your design concept will include a moodboard, color palette, and floorplan. Within 4 weeks of your approved design concept we will meet to go over your full design plan. This will include all drawings, elevations, renderings, furniture selections, fabric samples, as well as a budget breakdown including estimated costs for any work by our trades and artisans.

After designs are finalized, 100% of furnishings budget is due to move forward to Phase 5.

Phase Five

Procurement & Project Management
During this phase we will handle all of the purchasing and procurement. We create all purchase orders, track orders, assess lead times, note any back – orders or discontinue items that may delay the project. If your project requires construction we will be collaborating with the contractor and/or tradespeople while making necessary site visits to ensure a successful process and completion. This is the longest phase of the design process – but don’t worry because we keep you up to date with a “Friday Update” email each and every week.

All of the items we ordered are delivered to our receiving warehouse, inspected for damages, tagged and stored for the big installation day! See “What is freight & receiving” to learn more about what this looks like.

Phase Six

The Big Reveal!
Once all of your orders have been received at the warehouse we will coordinate and schedule a date for your project installation! This is the day where the entire vision finally comes to life – truly that magical HGTV moment! We will be on site supervising all aspects of your project on installation day. All furniture installation, styling and curated processes will take place. At the end of the day, we’ll reveal the space to you! You will be able to see how all the designs, planning and details have come together perfectly and appreciate the full effect of our design and collaboration together, in a unique well – curated space for you to enjoy.

During this time, we will review our design services and processes at length. We will talk about layouts, materials, budgets, timeline, trade resources, priorities, our design service agreement and how we work and communicate with you and the tradespeople involved during the design process.

Within 2-3 business days of our consultation we will submit a detailed scope of work with line items and ideas discussed in our initial consultation, as well as a total design fee to move forward with Phase 3.

**We have found that is works best to bring us on during the very beginning stages of working with your architect and/or builder. Don’t have an architect or builder yet? No problem! We can help you with that too.

Phase Three

Project Kickoff
Once the Design Proposal is approved and invoice is paid we will schedule your project kickoff meeting! At our project kickoff meeting we will dive deeper into your aesthetic preferences and functionality needs for your space(s). We will obtain site measurements and before photographs.

Phase Four

Conceptual + Schematics
We will start working behind the scenes to create the design’s overall direction in both function and aesthetic. This step results in conceptual preliminary floor plans along with a moodboard with the aesthetic direction.

We present these ideas to you in person onsite, walking through all of the features and options. We deliver a full set of schematics that you can present to your qualified contractors for bids. We are happy to work directly with your general contractors or refer contractors for you to consider.

Phase Five

Material Selection + Interior Detailing
The next step is to select the materials and finishes for your project! We have relationships with some of Minnesota’s, as well as the nation’s finest suppliers of cabinetry, hardware, countertops, flooring, lighting, plumbing, appliances and wallcoverings. We will schedule meetings at our trade partners’ showrooms or bring samples to your home. To make the best use of your time, and streamline the process, we pre – select all finish materials for your approval. We offer 3d renderings for an additional fee so you can truly see what your space will look like when fully completed!

If your project scope includes furniture specifications and interior decorating we will present full design plans during this phase. Please refer to the Full LMID experience for further details on this process which will coincide during your construction, so everything comes together cohesively in the end!

Phase Six

Construction Team Meeting
We will do a final walk through with the construction team before demo day begins! We will review the design plans, material selections, floorplans, electrical plans, elevations, and custom details so everyone is on the same page. We will provide you and your General Contractor with a  thorough specification book with all of the approved selections, floorplans, renderings, and other pertinent information for ordering materials and keeping your project on track.

Phase Seven

Project Oversite + Site Visits
During this phase, we oversee the execution of the design work. We liaise with your General Contractor and Trades to maintain the integrity of the project, and ensure that the right materials are being installed as designed. We make regular site visits and walk throughs and provide you with a project update weekly until your project is completed.

Phase Eight

Full Styling & Photography
The final finishing phase of the design process. This is where your home shows your style and personality and brings the beauty, function and comfort that makes remodeling a worthwhile investment. We work with you to get your home to look like the magazine – worthy space you dreamed of. All furnishings, window coverings, accents, accessories and art that were previously presented and selected are now brought to life in your newly built/remodeled home!

FAQ

What to Expect

What is the design process?
You are welcome to check out our New Client Welcome Packet for a deep dive into our full processes.

In a nutshell, upon initial contact we will gather as much information as possible about your needs and desires for the space. We then come out to see the space in person, listen to your ideas and vision, discuss the design process and provide you with solid ideas and a direction for your project. We will email you a Design Fee Proposal within 3-5 business days following the consultation, outlining the scope of work, the estimated number of hours to complete your project, the minimum estimated design fee, and the advance on our design fee required to get started (50%). Once the advance on our design fee has been paid, and the contract has been signed we will schedule a project kickoff meeting! Following the 2 hour project kickoff meeting we will get started on your project. We will begin to assemble trades to acquire quotes and work on the comprehensive design plan. Every detail is accounted for - drawings, furnishings, finishes, fabrics, and the budget breakdown for final approval. One revision is included. We require 100% of the total furnishing budget and signing of the Furnishings Proposal to move forward with the purchasing and project management phase.
What exactly does full service design mean?
Full service means creating a turn-key design for your project, from initial concept to the final installation. It is about letting our team handle all the details from research to selection, purchasing and coordinating to installation. Full service applies to a full room or group of rooms or entire home in a single installation. The final stage is you getting to see your dream space in real life (and living happily ever after!) The final reveal will be that “HGTV moment” you have always dreamed of!
How does full service design and virtual design differ?
Full Service Design: You will be getting me in every aspect of the process - from the initial concept to the final installation! I handle all of the details along the way so you don’t have to! All you have to do is watch your home transform into something BEAUTIFUL and something you love. With my full service design I source from high quality trade resources and incorporate many custom pieces so you truly have a one of a kind, unique to you home that will have all your friends and family dropping their jaws!

Virtual Design: Virtual design is a more affordable way to hire me, and perfect for those who aren’t afraid of a little DIY! You will need to do a little work on the front end by taking before photos and measurements, but then I will take the design process from there. The end result will be a design concept (using retail sources) with a curated easy to shop list for you to implement your designs on your own! I do not handle product procurement and installation for my virtual design projects.
Do you offer custom furnishings?
Absolutely! That is what makes my full service design so luxurious! We offer many options that are customized to the individual needs of each client and the space we are designing. This could include upholstery, drapery, bedding, finishes on case goods, or even a custom piece such as a wine rack or built in! Custom touches help give a space the uniqueness most clients desire.
How involved will I have to be in the design process?
We will discuss upfront how you prefer to work, and craft the scope of work with that in mind. We enjoy working with all personalities where some clients like to be very hands-on and involved in the process, or some who prefer to entrust everything into our very capable hands. We have found that the design process runs smoother, and your design dollars go further, when we fully manage the project after learning your needs and desires for your home. We value our clients' ideas and input which ensures that the space will reflect your style and lifestyle. We will present you with great choices and options, make recommendations and guide you through decisions while educating you in the process. We strive to make the process simple and fun for our clients. We take a very personable approach, and make it an enjoyable collaboration. We ask that you give us the chance to earn your trust. We do all the work and take care of all the details.
What is the typical timeline for your services once I put down
a deposit (50% of design fee)?
Full Service Design: For my full service projects, plan on me being a part of your life for a good chunk of time:) Depending on the scope of work, your project could last anywhere from 8 weeks to 18 weeks - longer if there is construction and remodeling involved (and even longer during COVID related delays). We will discuss the timeframe upfront with you before the project begins.

Virtual Design: Typical turn around time for virtual design projects (depending on scope) is 4 weeks.
Who are your typical clients?
We have clients from all walks of life - from young professionals moving into their first apartment or home, to empty-nesters getting ready to downsize, and every other lifestyle imaginable. The common thread is that they all desire a home that will be their sanctuary; one that will complement their lifestyle and taste. Regardless of what station you are in your life, we would be happy to work with you for your design needs.

The clients that we work best with are clients who see value in the creative process, and value the experience, expertise and processes of a professional design team. They are typically clients who will trust us to do what we do best. They are decisive and ready to take action. They are willing to invest in what they truly want their home to look and feel like. They understand the value of high quality design work.
Do you offer free consultations and what do your consultations look like?
We do charge a non-refundable fee for our initial in home consultation since we are blocking out a specific time on our calendar and traveling to your home to assess the space, make recommendations and direction, and put together a Fee Proposal for you. Most clients understand that this is a minimal cost compared to not calling in a professional from the beginning and possibly end up making costly mistakes. it is absolutely worth the small investment into making their home one that they can be proud of.

Some clients use our consultation as a stand alone service if they are just looking for a little direction or advise on their space(s). But primarily our consultation is used as a time to thoroughly review your space(s) and formulating the scope of work

Click here to schedule a consultation.
Can I use existing furniture?
Definitely yes. We respect our clients' desire to repurpose and reuse pieces as much as possible. With that said, we are also very honest about what works and what doesn't - for example if a piece is just too big for the room, we will recommend moving it to another room where it might work better.
What are your design fees?
Because each project is unique, we need time to discuss your vision for the project and the scope of work, after which we will be happy to prepare a Fee Proposal for you. We generally charge hourly, and estimate the total number of hours required to complete your project. This way, you know upfront what your overall fees will likely be. Any overage from our initial estimate are billed at our standard hourly rate. Although these fees are estimated upfront, staying within the scope typically will not result in increases.

Our payment options are check/ACH, credit cards and cash.

Check out our LMID Investment Guide HERE for more information.
Do you offer discounts?
Our pricing model is that we share a portion of the trade discounts that we receive with our clients on most furnishings.
I have no clue how much a typical room would cost. How much should I budget?
My goal is to give you a finished space. That means more than just a couch, lamp and coffee table. It is everything from the little accessories around the room to the lighting to the window treatments. Those finished items add up. A typical family room budget starts at $15,000. I know, reality check. But if you were to add up everything in your current space it probably came to the same amount (just over several years).
Do you work with tradespeople?
For new construction and remodeling projects it is extremely important to bring us on as soon as possible in the process.

Because we are not general contractors, we do not hire the sub-contractors who will carry out our designs in your home. You are responsible for hiring all the trades people involved, and making sure they have proper documentation and are qualified to do the work. However, we do have a list of tradespeople that we may or may not have worked with in the past and are happy to refer!

We work extremely closely with our trades people to ensure your project runs smoothly and lessens the stress load off you!

We hire trades and artisans responsible for custom window treatments and installation, custom bedding, and custom upholstery.
How do I get started?

You can reach out to us and book a free 15 minute discovery session. We are happy to answer your questions and explain briefly about the design process. We can then decide on a mutual date and time to meet in your home for the initial consultation. If you have been collecting any ideas about your style and preference, please feel free to share them with us. Discuss your ideas with your spouse or other decision makers. It also helps to determine what you would like to spend on your project and the timeframe for completion.
